Seattle’s Case-Shiller value for September 2008 of 172.84 was fairly close to its April 2006 value of 172.28. Prices have now “rewound” two years and five months. (via Case-Shiller: Price Drops Accelerating Slightly (Seattle Bubble))
According to Zillow’s estimates, in April ‘06 my house was worth high-500Ks. UW-area is indeed insulated from the current downtrend, judging by the historical gains in comparable listings around the UD. All rooming-house-style homes on the market are ~$100k north of their 4/06 prices…which decently represents rental income valuations.
